Large scale projects consist of major house renovations that totally transform the look and layout, custom house designs, and commercial projects.

As a feasibility consultation, the firm offers an evaluation of existing buildings to help the client make the decision to renovate, build new, purchase or sell. 

The process includes a series of steps or stages.  The design process is not necessarily a linear process and can require several reviews and refinements to the original designs. Below is a brief outline:

  • Initial consultation - which includes listening to client ideas, suggested alternatives in plan and elevation, and rough cost estimates.
  • Preliminary design - The Architect and Owner share ideas and thoughts. Goals and Objectives are set together, thereby setting spatial and budgetary parameters as well as level of architectural service.
  • Design Development - The Architect prepares drawings to fix and describe the size and character of the project as to architectural elements based on the approved schematic or preliminary designs.
  • Construction Documents - The Architect continued the work of design development to provide the details and specifications necessary for the construction of the project.  Depending on the needs of the client these drawings can be detailed to what is known as a Builder Set Quality or Full Architectural Details.
  • Bidding and Negotiating - The Architect can provide names of potential bidders and will provide the level of negotiation assistance necessary for the individual client.
  • Construction Field Visits/Oversight - During the construction phase of the project the Architect will visit the job site; if requested he will meet with builder and or owner to discuss progress, and monitor the builders adherence to the design intent and the construction documents.
